New contracts slid a bit (–3%), but the average sale price still rose 5% to $631,993, and the median price ticked up 2% to $444,169 (granthammond.com).
That means for sellers, there’s still opportunity—but pricing and presentation matter more than ever. Buyers, you now have more homes to explore and a little room for negotiation.
What Mortgage Rates Look Like Right Now
Mortgage rates remain elevated. Nationally, the Freddie Mac weekly average for a 30-year fixed-rate mortgage is 7.28% as of October 1, 2026 (freddiemac.com).
Locally in Nashville, lenders are offering a range—Resound Credit Union and Home Federal Bank both show 6.50% for 30-year fixed, while larger banks like Bank of America are at 7.50% (monitorbankrates.com).
