August 2026 Market Recap: New Haven County

Hello! I’m Cody Huelsman, founder of mygoodagent — local real estate expert, dog dad, and musician. I’m here to break down the latest numbers for August 2026 in New Haven County’s single-family and condo or townhouse markets. All data is straight from SmartMLS and current as of early September, so let’s look at what’s changing — and what it could mean for buyers and sellers.

Single-Family Homes: Prices Keep Climbing

This summer, prices for single-family homes continued their upward climb. The median sales price in August was $475,000, up 8.2% from last year. The average sales price saw a similar bump, rising 11.2% to $576,455. Year-to-date, prices are about 6-9% higher than last year at this time.

  • More listings: We saw a tiny increase in new listings (+0.9%), as well as a mild uptick in inventory (+1.2%). Months of supply held steady at 2.9 — still favoring sellers, even though it’s not getting tighter.
  • Slowdown in closings: Closed sales fell about 2.5%. Homes are taking longer to sell, with days on market jumping from 21 to 28 in August (up 33%). Over all of 2026 so far, homes have waited 31 days to sell versus 28 last year.
  • Sellers getting their price: The percent of list price received barely changed, with sellers getting on average 101.7% of list.

Townhouse/Condo: Rising Choices, Softer Demand

This August, condos and townhomes saw some of the biggest changes. More options came online, but sales and pending contracts cooled a little.

  • Inventory surged: New listings jumped 14% in August, and there are now 24% more condos/townhouses for sale compared to last year. This raised months of supply from 2.5 to 3.2 — a significant 28% increase, meaning buyers have a bit more breathing room.
  • Sales slowed: Closed condo sales dropped 10% this August, while pending sales also slipped. The time to sell actually improved for the month (down from 36 to 31 days), but year-to-date, listings are lingering longer — 39 days on average, up from 33 last year.
  • Prices up, but not as sharply: Median sales price hit $297,500, up over 10% for the month, though the year-to-date price increased 5.2%. The average price rose 4.9% to $345,330.
  • Close to asking: Sellers received roughly what they asked for, averaging 100.6% of list price—little change from last year.

What Does This Mean for You?

If you’re a seller, you’re likely still looking at strong prices. In the single-family market, homes remain in demand and sellers are often getting their full price—or more. That said, things are taking a little longer; buyers are weighing their options with more care (and inventory).

For condo and townhouse sellers, the increase in listings is good news if you’re shopping, but it means more competition if you’re selling. Pricing right and prepping your home for showings is key.

Buyers: More inventory, especially on the condo side, is giving you better choices than we saw a year ago. Prices are higher, but there’s less of a mad rush—take this extra time to do your homework. For monthly payments, talk to your lender. Some are offering creative ways to help with rates, so it’s smart to get pre-approved and see what’s possible.
