A Fresh Perspective on Today’s New Haven County Market

Inventory and Pricing: More Choices for Buyers, Still Strength for Sellers
I’ve been watching the market closely as of October 6, 2026. Recently, active listings in New Haven County jumped about 20% year-over-year to 852 homes—that’s quite a bit more inventory than a year ago and well above the national increase of just 5.4%. That extra choice gives buyers a little more leverage when it comes to negotiations. (realtor.com)
Despite the inventory boost, the median list price in New Haven County remains relatively resilient: it’s down about 10% year-over-year to $425,000—but that still edges slightly above the national median of $419,250. That tells me that although sellers are adjusting, our local market still carries strength. Fewer listings are being discounted here compared to the national average: roughly 15% of listings had a price cut versus about 20.8% nationwide. (realtor.com)
Homes are also still selling faster here than elsewhere—New Haven homes took a median of 43 days on the market, compared with 61 days nationally. That’s a competitive edge, but it’s a bit slower than last year’s pace, so pricing competitively remains key if you’re selling. (realtor.com)
Recent Home Sale Trends: Solid Appreciation Continues
Looking back at recent months, the three‑month period ending in August saw a nearly 10% year-over-year rise in median sale price, reaching around $429,000. That’s a strong indicator that, while list prices are softening, the actual transaction values continue to climb. Home prices per square foot are up about 5%, and homes are selling slightly slower—median days on market rose to around 45 days from 42. It’s all evidence that demand remains firm. (redfin.com)
In August specifically, single-family home closed sales dipped 2.5% to 537, while median sale price rose to $475,000—an 8.2% increase. Pending sales were up 2.6%, but days on market stretched to 28, likely reflecting both rising prices and buyers taking their time in higher interest rate conditions. Inventory ticked up modestly, too, supporting that increased choice. (ctreal.estate)
Mortgage Rates: Elevated, But Not a Show‑stopper
Let’s talk mortgage rates—important context for both buyers and sellers. As of October 1, the average 30‑year fixed mortgage rate sits at 7.28%, the highest level since November 2023, and up from about 6.34% a year ago. That’s based on Freddie Mac’s latest data. (tradingeconomics.com)
Other platforms show similar numbers: Mortgage News Daily reported a national average of around 7.61% on October 5, and Bankrate’s daily averages are in that same ballpark. Bottom line—rates are elevated, and higher borrowing costs can impact affordability for buyers. That said, inventory gains and price softness in some segments could help offset some of that pressure. If you’re buying, I always recommend talking to a lender—your individual rate will depend on your credit, loan size, down payment, and so on. I'm happy to connect you with trusted options!
What This Means for You
For buyers:
- More inventory means more options and potentially better negotiation leverage.
- Elevated mortgage rates mean planning and affordability checks matter—talk to a lender.
- Homes are still selling relatively quickly—so when you find the right one, be ready.
For sellers:
- Your home is still in demand, especially if priced well—median days on market are shorter than the national average.
- Be mindful of regional pricing trends and market feedback; some softening is expected.
- With rates up, buyers are more rate-sensitive—making your home stand out through condition, staging, or strategic pricing can make a difference.
Final Thoughts
New Haven County’s market remains active and resilient. Buyers have more choices than before, but prices haven’t collapsed—instead, they offer opportunities for smart negotiation. Sellers are facing a more discerning audience, but momentum remains in your favor if you adapt. As always, I’m here to guide you, whether you're ready to buy, sell, or just exploring.
